In the house/ apartment you rent there is a comprehensive folder with detailed good-to-know information and plenty of suggestions of what you can see and do during your stay. Did you know that…

During 2015 new tax laws regarding AL (alojamento local) was set, that will affect you when you sell your property according to Portuguese tax laws.If you, after 2015, get the AL in your name (as a Recibo Verde ) for your property you’ll get very high taxes when you sell the property later on. A way to avoid high taxes when selling the property, yet being able to rent out, is to use us at KineticMeridian Lda as your full service provider for your rent out business, handling everything for you.
It is less work for you, and also you’ll earn more money :)

  • ¤ Tax advices regarding the new Alojamento Local – Selling tax laws in order to find the best rent out solution for you.
    ¤ Sign a short or long term rental agreement for your property with KineticMeridian LDA to suit the new tax laws the best way.
    ¤ We can handle the full AL application process , in order to get started and fulfil all legal requirements in Portugal regarding Alojamento Local.
    ¤ Style, “package” and prepare your property for the rent out business, including taking professional photos.
    ¤ We can advertising your property on the international rental sites, and to our pleased guests of Unique Holiday Living, to get the best rent out rate. We will give you continuous input on the pricing in order to find the optimal pricing, so you will fulfil your rent out goals.
    ¤ Handle the full rent out procedure with all practicalities such as property management, handle customer payments, meet & greet the guests, prepare welcome baskets etc.

    It’s your choice what you’d like us to do for you.

    We can also help you if you’d like to change, or add one more, service provider for your renting out business.

    All bookings are totally transparent and you can check, and manage, them through the web-interface of your property you’ll get from us. Or we can use the web-interface you might already have. We are flexible in the way we work in order to create satisfied customers.

    Monthly we’ll submit a payment to you of the money you’ve earned from letting us at KineticMeridian LDA help you with your renting out business.

    We work on a commission base.
